Smoking rules in apartments and on properties

Currently, some of our properties are smoke-free and some have smoking restrictions. Restrictions on smoking have been in place since 2010. 

All our newer properties are smoke-free. A smoke-free property means that smoking is prohibited in the apartments, on the balconies, in the apartment gardens, inside buildings and in the courtyard. Smoking is only allowed in designated smoking areas.

Remember that smoking rules apply to your guests too.

Smoking rules in the tenancy agreement

Smoking is not allowed in an apartment if the tenancy agreement prohibits it. Check what is written in the tenancy agreement for your apartment. 

Properties fully renovated after 2009

Smoking is prohibited in the apartments, on the balconies and inside the buildings, as well as in the courtyard of the property, except in a designated smoking area. 

Properties built after 2009

Properties built in 2009 and before

Smoking is not allowed in an apartment if the tenancy agreement prohibits it.

If you are allowed to smoke, make sure that the smoke does not disturb other residents. Remember to stub out your cigarettes and put the butts in an ashtray or some other container. Smouldering cigarette butts cause a burning smell and odour nuisance and may also result in a fire.

Frequently asked questions about smoking

Do the restrictions also apply to the smoking of e-cigarettes?

The smoking ban also applies to water pipes, herbal cigarettes and e-cigarettes according to the Tobacco Act 549/2016.

Why is my neighbour allowed to smoke on their balcony when my tenancy agreement forbids it?

The tenancy agreements of our tenants were signed in different decades, which is why there are differences between them. If your building is not completely smoke-free, this may be because your neighbour has an old agreement that allows smoking on the balcony. 

You can check your property's policies and restrictions on our website by searching for your property by its address. The basic information on the property indicates whether it is smoke-free or not.

What can I do if my neighbour on a smoke-free property does not respect the smoking rules?

On a smoke-free property, it is a breach of agreement if someone smokes in an apartment or on its balcony, in the public areas or in the play area. In that case, you can file a disturbance report about the smoking to Espoon Asunnot.

What happens if smoking rules are broken?

The cost of repairing damage caused by smoking is not covered by normal wear and tear and will always be charged to the tenant. In addition, smoking in violation of the terms of the tenancy agreement may result in termination of the agreement.
