Income and wealth limits

Income and wealth limits are applied in the tenant selection for state-subsidised housing. These limits ensure that the apartments are allocated to those who need them the most. The income and wealth limits do not apply to non-subsidised apartments, of which Espoon Asunnot has nearly 2,000.

Income limits

We apply income limits in the resident selection to state-subsidised rental homes. The income limits apply to both new applicants and tenants seeking to change apartments

How is income determined?

The calculation of income is based on the applicant household’s permanent gross income per month. Gross income means earnings before taxes. Permanent gross income of all members of the household are taken into account in the income calculation. If there are working young people living in the household, their income is added to the parents’ income.

Maximum income limits

The gross income of a single-person household is at maximum EUR 3,540 per month. If there are more than one adult in the household, the income limit is raised by EUR 2,480 for each adult. If there are children under the age of 18 in the household, the income limit is raised by EUR 650 for the first child and by EUR 600 for each additional child.

Exceptions to the income limits

It is possible to make exceptions to the income limits if

  • You have a child under the age of 18 who does not live with you. The child increase can be added to your income limit if you are not otherwise able to obtain an apartment that meets your child’s care needs.
  • You must change apartments internally for reasons you cannot control.
  • There are no applicants for the apartments meeting the resident selection criteria.

Wealth limits

Wealth limits are applied in the tenant selection for state-subsidised housing. Apartments can be rented to applicants whose wealth remains below the limits. 

What is considered as wealth?

Wealth includes, for example, owner-occupied dwellings, detached houses, cottages, plots of land and securities. In connection with the housing offer, we ask for a reliable estimate on the market value of your assets and a statement of your loans. You can ask for an estimate of the sales price of a property from, for example, a real estate agent.

Maximum wealth limits

Wealth limits applied in Espoo according to the number of persons living in the applicant’s household:

If there are more than five people in the applicant’s household, the wealth limit is raised by €10,000 per person.

Exceptions to the wealth limits

In case of a person moving to Espoo for work, an owner-occupied dwelling located in another municipality may be excluded from the wealth assessment based on a long distance or poor transport connections between the dwelling and the workplace.
