If you want to exchange your apartment 

You must fill in an application form.

• Fill in the form carefully and explain why you want to change your apartment. The application is valid for three months. You can edit your application during this time in the online service.

• You can apply for a new apartment only after you have lived in your current apartment for at least one year, or if the size of your family changes.

Please note that income limits for state-subsidised rental apartments also apply to current residents of Espoon Asunnot. Exceptions to the income limits may be made if you need to change apartments for reasons beyond your control.

If your apartment exchange goes ahead

When you accept another apartment from Espoon Asunnot, you must terminate your current tenancy agreement. A separate form is available for this purpose.

If you wish to temporarily assign your rental apartment to another person, you must apply for permission to do so.
Permission can be granted for up to two years if you are away due to work, studies, or illness. However, Espoon Asunnot may deny permission if there is a justified reason.

Submit your application using the form below at least one month before the assignment begins. You must include proof of your situation, such as a certificate of study or employment in another municipality.

If you are granted permission, you may not charge the occupant more rent than you pay to Espoon Asunnot. We recommend that you sign a written agreement with the person moving in.

Please note that you remain responsible for paying the rent and fulfilling all tenancy obligations, even if someone else is temporarily living in your apartment.

Subletting means that you rent part of your apartment to another person, and you both live in the apartment.
You may sublet up to half of your apartment without permission from Espoon Asunnot, as long as it does not cause any disturbance. Studio (one-room) apartments cannot be sublet.

You are still responsible for the apartment and for paying the rent. You must not charge the sub-tenant a higher rent per square metre than what you pay. If you move out, the sub-tenant cannot remain in the apartment.

We recommend that you sign a written agreement with the sub-tenant.

You can transfer your tenancy to your spouse, your child, your parent, or your spouse’s parent if they have lived in the apartment with you continuously for at least one year before the transfer.

Please notify us of the tenancy transfer in writing. We may object to the transfer if there is a justified reason. For example, rent arrears can prevent the transfer. The new tenant must accept the apartment in its current condition.

If you wish to transfer the tenancy, please fill in the form below and submit it to us well in advance of your desired transfer date. A new tenancy agreement always starts on the first day of the month.

• One tenant: Terminate your tenancy agreement online.
• Two tenants, and both are moving out: Both tenants must give their own notice.
• Two tenants, but one is staying: You only need to end the lease for yourself. The lease will continue in the name of the other person.

Notice period

Terminate your tenancy agreement in writing as soon as you know your moving date.

The notice period for a tenancy agreement is one calendar month. The tenancy agreement ends on the last day of the month following the month in which you give notice.

Example: If you submit the online notice of termination on 15 May, the notice period is calculated from the last day of May. The tenancy agreement ends on 30 June.

To sign the online termination form, you need to verify your identity using strong electronic identification. You will need online banking credentials or a mobile certificate.

You can terminate the lease if you are the representative or an authorized person of the estate. The notice period for the apartment is one calendar month. As the representative of the estate, you are also responsible for emptying the apartment.

What you need to do

1. Fill in the termination form and the disposal permit. You need the signatures of all parties to the estate. If the parties authorize one person to terminate the lease, please attach a power of attorney. You can use our power of attorney template or another valid document.
2. Print and sign the forms.
3. Take a clear photo of the forms or scan them.
4. Send the forms by email to asiakaspalvelu@espoonasunnot.fi.

Why do we need a disposal permit?

We ask you to also fill in the disposal permit included in the form. We need it in case things are left in the apartment or if it is not completely emptied. The disposal permit allows us to empty the apartment, and we will invoice the estate for the clearing costs.
