
Rents for 2026 have been confirmed
We will send out rent letters during October. The letter will include the rent for your apartment and any other applicable charges. The new rent will take effect on January 1, 2026.
If you pay your rent via e-invoice, you don’t need to do anything. The invoice details will update automatically.
If you’re not yet using e-invoicing, we recommend enabling it. It’s the best way to ensure your rent is paid on time.
Will the rent increase be the same for all properties?
No, it won’t. The average rent per square meter will rise by 1.1–1.6% in 138 properties. In 93 properties, the increase will be no more than 1%, and in 77 properties the increase will range from 1.7% to 2.9%.
In 2026, the average rent across all our properties—including new developments—will be €14.89 per square meter per month. This is around 22% lower than the average market rent in Espoo.
Why is the rent increasing?
The increase is due to rising costs related to property management. Expenses are going up in areas such as maintenance, upkeep, repairs, and financing. For example, approximately €42 million has been allocated for repairs, compared to €41 million in the current year’s budget.
However, the increase remains moderate because inflation is expected to stay low and interest rates are forecast to stabilize at the end of 2025. Energy-saving efforts and competitive tendering of service contracts also help keep cost growth in check.
